Landlord Consultation - Our Principal Broker will meet with the owner personally to evaluate his/her objectives in putting the property on the rental market.

Marketing the Property - We will effectively market the property to provide maximum exposure at no cost to the owner.

Selection of Tenant - This is one of the most important phases of our services. A thorough screening of each tenant is mandatory to verify reliability, job security and good character.

Explanation of Tenant Obligations - Tenants are provided with an explanation of their obligations as provided for in the standard written rental agreement, inventory and condition form, attached addendums, house rules and our rental policies and procedures.

Inspection of the Property - Inspections of the property are made as necessary and property repairs due to ordinary wear and tear will be recommended to the landlord.

Monthly Accounting Statement - A statement will be sent each month detailing the receipts of income and disbursement of expenses. We will also let you know whenever your tenant is delinquent in his rental payment and what steps we are taking to collect the rent payment.

Minor Repairs - Minor repairs can be handled from our office with copies of invoices sent to the owner. Repairs costing over $500 will first be brought to the owner’s attention and approval received before we finally authorize the repair. In an emergency when life or property is endangered, we will act promptly to minimize loss.

Year End Reporting - At the end of the calendar year, 1099MISC forms are issued to owners for a number their gross rent income. This information is also provided to the IRS and Hawaii Department of Taxation as required by law.
